What Is A Pre – Home Inspection & Why Should Sellers Get One?
A home inspection is a thorough examination of the condition of a home, giving details about the home’s structure, foundation, electrical, plumbing, and more. Home inspections are conducted by trained and certified inspectors, and are highly recommended during the sale of a home. Simply put, it covers the major systems of a home.
Generally, they are performed by the buyer within the first 2 weeks of an escrow, but we highly recommend that our sellers get a pre-home inspection before we put their home on the market.
In many cases there are issues that come up that sellers had no idea existed! Getting a pre-home inspection allows the seller the opportunity to fix major issues that need to be addressed, before we go to market. It also allows the seller time to procure the right vendor for the right price to fix the issues. Oftentimes, by the time the buyer performs their home inspection and asks the seller to remedy the concerns that came up, the seller is under a strict timeline.
A pre-home inspection helps in the negotiation process and puts the control into the seller’s court, giving the seller the upper hand!
With a pre-home inspection, we are prepared when any buyer comes to the table, and are able to provide a list of items found and already addressed…giving the property MORE value!
